What is a mortgage underwriter? Mortgage underwriting is the process used to determine the risks of offering a loan to a specific borrower. What do they look at? Does the borrower have good credit? Do they have the capacity and cashflow? Is there collateral available? Does the borrower have good character? These are all factors that mortgage underwriters consider. How is this done? Once you apply for a mortgage, your application is sent to a loan processor who then sends it to a loan underwriter. The underwriter must make the decision of whether to approve, suspend or decline your mortgage application. What happens next? If approved, you will receive a list of conditions which must be honored before receiving your loan. If suspended, you will need to supply further information and documentation to have your loan approved. If declined, you have been rejected and need to apply with another bank or lender. Why is this helpful? Banks create guidelines in order to analyze mortgage aspects and provide direction with regard to the risks involved. But ultimately, it is the underwriter who must decide whether or not it's a good idea to finance a loan or not.
