Rob Sechrist from Pelorus Equity Group gives his take on yield compression for private mortgage investors and the reason why many hard money lending firms are using a debt fund structure instead of individual trust deed investments. Starting in 2016, interest rates for private hard money loans started to drop from the range of 11-12% down to 8-9% because there was so much capital pouring into the residential private lending space, mainly from large hedge funds. Individual investors who were used to double digit returns have had to adjust. This is a dilemma for California trust deed investors, but the yield compression offers bigger profits for real estate investors who borrow from private hard money lenders. Private lending rates are typically lower in California compared to the rest of the country, but yield compression has also been occurring in other states.
