Three types of report:
- Basic crap report
- Inermediate, more detailed crap report
- Expensive, detailed crap report, top end stuff.

Buyer beware - caveat emptor - you take a keen interest yourself, the way their professional indemnity insurance is wired, no surveyor worth his or her salt would be caught out by someone actually being able to claim.

You will be advised to get specialist reports until the cows come home. Those specialist reports lead you by the nose into more spending, before anything would cover you in a purchase gone wrong!

It's another UK cartel, don't doubt it - take care, yourself is whom you can rely on, do the google work. Do the eye-work and the smell-work and the probing yourself, and ask people with similar properties in the area. Visit when you are NOT expected, walk around the property and area keeping your distance, especially at busy times of day.

We all want someone to lift the massive responsibility - I am afraid no-one can do that! You learn to be self-reliant when buying property, stuff other people do and say, is to be questioned as to it's value, always.
