I know that example sounds silly, but think about it.
If you’ve ever been solicited by a Title or Escrow Company or even a vendor for credit reports or Mortgage Insurance, even we as Loan Officers get the same treatment.
Right now, I am certain there are Pens, Note Pads, Stickies, Calendars and even Mouse Pads with some vendors name on it.but let me ask you this, when was the last time you actually called the number on that ‘gift’?
Exactly, which is why using the same old techniques in today’s modern world is not going to work.
What does work, you ask?
Individual Targeting!
Unless your Lender already has an established relationship with that Broker, chances of you winning over the entire office with your free ‘toaster’ may be an uphill battle and like all the other toasters given by the few dozen Loan Officers thats trying to be ‘the one’, its just going to collect dust in some utility closet.
I believe with the technology and tools we each have in our possession serves more purpose then we may think, we just need to think outside the box.
So instead of trying to win the office over by randomly dropping to drop off gifts and business cards, try targeting an individual Realtor and start there.
I would start with newer Realtors who are just getting started over Realtors who are already Established.
I know what you’re thinking.”but everyone else is trying to go for the popular and more established Realtor because they are the one with all the business, contacts, listing and weight” and I agree with you.
Which is why you need to go where everyone else is not, and right now its towards little Timmy who just got his BRE license last week and is trying to earn his rank and establish himself as a successful name in the area.
It is easier to market to Timmy because unlike Seasoned Jim in his office, Timmy does not already have a name for himself or closing under his belt to earn the right treatment in his own Broker shop and nothing excites Timmy more than closing deals for his Broker and earning some of the perks associated with being a Top Producer!
Timmy does not have any particular ties to any one specific lender and even though Timmy is advised to put his preferred lender in front of yours, Timmy understands he needs to do anything he can to get some closings for his colleagues to respect him.
What I would do is research Timmy.
